Note on the auditor’s deck record: the auditor’s file reports the existing wood deck as 316 sq ft, but a current tape measurement of the as-built deck is 14’-0" deep × 13’-10" wide ≈ 194 sq ft (or ~192 sq ft accounting for the two clipped corners). The auditor figure is stale — likely reflects a previous larger deck configuration or an out-of-date measurement that was never updated. The reconstruction matches the current measured footprint, not the auditor’s historical figure. No change in footprint triggers a zoning review.
